Policies & Procedures
RESERVATIONS/DEPOSIT
Reservations
are taken daily from 9 to 5.
We will then mail you a rental contract requesting a 30% deposit
($100.00
minimum) due within 14 days to confirm your reservations. Reservations
made within 30 days requier a NON-REFUNDABLE deposit by Visa MasterCard or
AMEX.
BALANCE
The balance
and refundable $200.00 damage deposit are due at the time of check-in. Payment
is preferred by cash, personal or travelers check. There is a $35.00
charge for returned checks.
CHECK-IN
Check in at
the MountainTop Realty office anytime after 3:00 p.m. Late arrivals can
be accommodated.
CHECK-OUT
Please
return your keys to the MountainTop Realty office by 10:30 a.m. Renters
are responsible for some basic cleanup upon their departure.
DAMAGE
DEPOSIT
A $200.00
damage deposit is required at the time of check-in and is refundable
within 14 days of your departure. After the unit has been inspected by
our staff and found to be in proper order the damage deposit check or
credit card voucher will be automatically voided. YOU WILL ONLY BE
INFORMED SHOULD THERE BE A PROBLEM. Any damage resulting from misuse or
abuse or any additional cleaning required to return the unit to its
proper order will result in deduction from or complete forfeiture of the
damage deposit. NOTE: Renters are liable for damages in excess of the
$200.00 damage deposit.
CANCELLATIONS/CHANGES
Refunds will
be made (less a $30.00 processing fee) if we receive your cancellation
or reservation change at least 30 days prior to your arrival date. Less
than 30 days notification results in a total loss of your confirmation
deposit.
MAXIMUM
OCCUPANCY
The listed
maximum occupancy of 12 must be observed (including children).
Violations of this policy will result in eviction without refund.
PETS
Sorry, no
pets are allowed; violation of this policy could result in eviction
without refund, loss of damage deposit or both.
FURNISHINGS/AMENITIES
The Luv
Shack has:

Firewood
is provided, but not kindling.

Phones
with limited access local service are provided. Long distance calls
must be placed on a credit card or through an operator.

Report
all medical emergencies to local authorities by dialing 911. All
property related emergencies should be reported directly to
MountainTop Realty by calling 866-4300.
MAINTENANCE
Our agency's
professional staff makes every effort to maintain each property and keep
its equipment in good working order. If problems should arise during
your stay, please report them to our office immediately so that we can
handle them promptly. Please understand that we do our best to correct
problems, but sorry, we do not give refunds.

WINTER
CONDITIONS

Roads
and driveways are routinely plowed. Some roads require vehicles with
4-wheel drive or chains.

Shoveling
walkways, steps, and decks is the renter's responsibility. Snow
shovels are provided.
